Simultaneous completion of all Alexandra Park residential buildings is anticipated in early 2018.

Will the apartments be freehold?

Yes. Stratum Estate in Freehold under a Unit Title.

What deposit is required?

10% for New Zealand residents. 20% for non-residents or overseas buyers.

Is my deposit secure?

Yes, it is held in a solicitors trust account.

Is the trust account interest bearing?

Yes. All interest earned on the deposit is paid to the purchaser upon Settlement of the apartment purchase.

Is there a sunset clause in the agreement?

Yes there is a sunset clause. It is thirty months after the satisfaction of vendor conditions of presales and finance. This is the date on which the vendor commits to proceed with the construction of the project.

What warranties are in place?

There are various vendor and building warranties which are for the benefit of the purchaser. Some are provided by the vendor, others are provided by the builder or the suppliers of materials and products for the construction and fitout of the building.

  • You will get the warranties on your appliances and fit out materials used in the construction of your apartment as provided by the suppliers.
  • Some building materials and works e.g. electrical and plumbing, etc. are warranted by the suppliers as per their producer statements.
  • In compliance with the Building Act, there will be a weather tightness warranty from the selected builder for 5 years from practical completion.
  • Maintenance warranty, providing 12 months for notification and rectification of defects.

What will the sound rating between the apartment walls and floors be?

Inter-tenancy apartment walls will have acoustically rated construction, consisting of separated double stud wall framing with sound absorbing insulation and multiple layers of plasterboard wall lining. The floors will be constructed of concrete with acoustic underlay. These specifications exceed the requirements for compliance with the NZ Building code.

Will there be visitor parking for the apartments?

No there won’t be dedicated visitor car parks for the apartments, but there will be parking available for the retail areas that will be available to visitors for set time periods.

Is there a Body Corporate?

Yes, there will be a Body Corporate.

Why do you have a Body Corporate?

All unit titled properties are required by law to have a Body Corporate. The purpose of the Body Corporate is to ensure the property owners’ interests are looked after and that all services to the building are properly administered and maintained. For more information click here.

Can I, as an owner, be a member of the Body Corporate?

Yes, owners may elect to be voted onto the Body Corporate committee.

Will there be an on-site manager for the building?

No, but an offsite building manager will be available 20 hours per week.

Are pets allowed?

Yes, up to 2 domestic animals are permitted if approved by the Body Corporate. All pets should be registered with the Body Corporate.

What size are the apartments?

  • 1 bedroom apartments ranging from 67 square metres to 89 square metres.
  • 2 bedroom apartments ranging from 87 square metres to 145 square metres.
  • 3 bedroom apartments ranging from 131 square metres to 216 square metres.
  • Terraced houses with rooftop gardens ranging from 166 square metres to 205 square metres.
  • Penthouse apartments ranging from 288 square metres to 489 square metres.

How many levels will there be in each building?

Building 1: East Gate, 8 residential levels set above ground floor retail.
Building 2: Sightline Green, 4 residential levels set above ground floor retail.
Building 3: High Street, 8 residential levels set above ground floor retail.

What is the stud height?

2.7m for all apartments and terraces and 3.0m for penthouse apartments.

How many lifts will there be?

Building 1: East Gate, 5 lifts (2 lifts in A1, 2 lifts in A2 and 1 lift for the terraces).
Building 2: Sightline Green, 1 lift.
Building 3: High Street, 2 lifts.

Do all apartments have secure car parks?

In Building 1, all apartments (with the exception of A2:F and A2:G series) will have a secure car park. In buildings 2 and 3, all apartments will have a secure car park. Across all buildings, some 2 bedroom apartments and all 3 bedroom apartments will have 2 secure car parks.

Do the apartments have an internal security system?

All apartments are secured with keypad/swipe card building entry.

Are the apartments wired for high speed broadband, internet and Sky TV connections?

Yes, apartments will be wired for ultra-fast broadband capability and will have connections in the apartment for Sky/satellite TV and internet. Owners will be responsible for arranging connections with suppliers of these services.

What appliances are provided?

Each apartment will be fitted with Bosch appliances, including an oven, range hood, waste disposal, dishwasher and ceramic or induction cook top. Penthouses will be fitted with Gaggenau appliances.

What appliances are on offer as additional upgrades?

Bosch brand fridge/freezer, washing machine, dryer and Whirlpool Crisp n Grill. Note, these appliances are in addition to the purchase price.

What school zones apply?

  • High schools: Epsom Girls Grammar and Auckland Grammar.
  • Intermediate schools: Auckland Normal Intermediate.
  • Primary schools: Cornwall Park Primary (The Ministry of Education and CPP are currently working together to allow zoning).
